Schertz Station Is Getting Breakfast, a Bar and a Garden Center

Here is the current restaurant list at Schertz Station: Portillo's, Dave's Hot Chicken, Chipotle Mexican Grill, Panera Bread, Piada Italian Street Food, Smokey Mo's BBQ, Jersey Mike's Subs, CAVA and Smoothie King. All nine are quick meals where you order at the counter. The tenants that have filed construction paperwork with the state for the coming months are a different kind. They include a brunch restaurant, a burger bar with cocktails, and a Home Depot with a garden center.

That shift tells you how the 72-acre development at I-35 and Cibolo Valley Drive is likely to fit into your week by 2027. Today it works well for a quick lunch or a movie night. The planned tenants would cover Saturday morning, the afternoon project and dinner, all in the same parking lot.

Most of what's open now is built for a quick meal

The first round of tenants fits the location. MySA reported that the stretch of I-35 next to Schertz Station carries more than 151,000 vehicles a day, citing the project's website, and that the development sits nearly 21 miles from downtown San Antonio. National counter-service chains are a natural fit for that much drive-by traffic.

Portillo's was the big summer arrival. MySA reported soft-opening service at 18678 I-35 N. Frontage Road on June 1, 2026, ahead of a June 9 grand-opening event. Retail is filling in alongside the restaurants. James Avery Artisan Jewelry opened at 18406 I-35 N., Suite 500, on June 13, 2026, according to Community Impact.

Taken together, the current mix covers a weekday lunch, a smoothie after practice, or a gift on the way home. You have to look elsewhere for a long weekend breakfast or a sit-down dinner with drinks before the movie.

The anchor tenant already covers your evenings

The exception to all those quick meals is the anchor. MySA describes Schertz Station as anchored by EVO Entertainment and designed to combine restaurants, shopping, services and future housing in one walkable development.

EVO Entertainment + EVX at 18658 IH 35N has a cinema with in-theater dining and luxury recliners, plus bowling, an arcade, an EVX auditorium with Dolby Atmos, a sports bar and café, and private event space. Its Schertz menu lists cocktails, appetizers, burgers and sandwiches, and what the venue calls over-the-top milkshakes.

So the center already has one place where you can stay a few hours. What's planned is more places like that.

What's under construction, and when the state filings say it should finish

Each of these projects is registered with the Texas Department of Licensing and Regulation, and the filings, searchable through the state's TABS system, list the project's address, square footage and scheduled construction window. Here is what they show for Schertz Station, with newer news reports added where they exist.

Tenant Address What the filing says Latest public timeline
Fork to Fit Kitchen 18406 IH 35 N., Suite 600 1,209 sq. ft.; estimated completion Nov. 6, 2026 Construction scheduled August through November, per MySA in July
Wonder 18406 Station Road 3,973 sq. ft.; work scheduled July 17 to Oct. 10, 2026 No opening date announced

The two smaller projects are the closest to done. Fork to Fit Kitchen is a healthy meal-prep company, and its roughly 1,200-square-foot space has an estimated construction finish of Friday, Nov. 6. Wonder is a restaurant concept that serves several menus under one roof. MySA reported a $1 million tenant finish-out for its space of nearly 4,000 square feet. Both fill out the quick-meal side of the center. The three larger projects are the ones that change what the center is for.

One building, two different meals

Look at the addresses for First Watch and Hopdoddy. Both are at 18574 on the interstate. First Watch has Suite 100 and Hopdoddy has Suite 800, so the center's brunch spot and its burger bar are planned for the same building.

The First Watch filing describes a breakfast, brunch and lunch restaurant of nearly 4,000 square feet, with an $800,000 construction estimate and a scheduled finish of March 29, 2027. Hoodline reported the announcement on Oct. 12, 2026, and said construction begins in January. It's the first morning sit-down restaurant on the tenant list.

Hopdoddy takes the other end of the day. WhatNow reported on Oct. 17 that the Austin-founded chain plans its first Schertz location at Schertz Station, with construction expected to wrap up by early April 2027. A company representative told CultureMap San Antonio the goal is a spring or summer 2027 opening, with no exact date announced. The menu WhatNow describes runs from Angus and Kobe beef burgers to hand-cut fries with Parmesan truffle seasoning, plus a full bar with beer, cocktails, boozy milkshakes and the Doble Fina margarita.

For anyone who lives off FM 3009 or Cibolo Valley Drive, distance is the point. WhatNow lists Hopdoddy's current San Antonio-area locations at The Rim, along Loop 1604 and on Huebner Road, all on the far side of the metro. Hopdoddy also runs a Good Night/Good Cause burger that sends part of its sales to nonprofits. The Schertz location hasn't named its charity partner yet.

The Home Depot gives you a weekend errand there

Restaurants make a center a place to eat. A home improvement store gives you a reason to drive over on a Saturday whether you're hungry or not.

The state filing for The Home Depot lists a 135,632-square-foot store and garden center at 18541 Ripps-Kreusler, with a $13 million construction estimate. That one store has about 34 times the floor area of the planned First Watch. MySA reported in July that a Home Depot spokesperson expected the store to open in early 2027.

First Watch is scheduled to finish construction in late March. Hopdoddy is targeting spring or summer. The Home Depot is expected in early 2027. If those timelines hold, a single Saturday at Schertz Station could start with brunch, move to the garden center for mulch and plants, and end with a margarita and a movie at EVO. Today that same day takes several stops around the metro.

How to read the dates

Construction dates are not opening dates. The state filings track construction, and the date a business opens to customers can come weeks or months after the contractor finishes.

Wonder shows the gap. Its filing set Oct. 10, 2026, as the end of construction, and the state record still showed the project as registered. Infinity Nail Bar, planned for 18430 IH-35 N., Suite 500, had an estimated completion of May 31, 2026, and MySA still listed it as upcoming in July. If you're planning a meal or an appointment at either one, check the business's own page first.

The Home Depot's early-2027 timeline comes from the July report. Its filing originally estimated completion by Aug. 1, 2026, which shows how much these dates can slide. Hopdoddy's opening window is the company's own estimate, and First Watch hasn't announced a customer opening date beyond its construction schedule.

In the meantime, December plans are the city's. Schertz's Holidazzle is Saturday, Dec. 5, 2026, at the Hal Baldwin Municipal Complex, with the Kris Kringle Market, Mt. Schertz, a snow angel play area and the lighted night parade. Breakfast With Santa runs that morning in the Schertz Civic Center's Bluebonnet Hall. Tickets are $10 per person, children 2 and under are free, and the first session starts at 8 a.m.
